Matthew Liveringhouse founded Xplor-Liveringhouse Real Estate to give Tampa Bay buyers, sellers, landlords, and tenants the kind of detail-driven, straight-talking representation he expected as a business owner. For 26 years he was CEO of Midwest Paratransit Services in Maple Grove, Minnesota, building it into the state's largest Transit Link service provider, with 98 buses and $5.8 million in annual revenue.

Real estate is a contract business, and contracts are where Matthew has spent his career. He has written and negotiated government contracts and run competitive procurements from vendor selection through implementation. As Transit Manager for Collier Area Transit in Naples, he managed budgets, grants, procurement, and capital projects. For commercial clients, that means someone who reads a lease, a rent roll, and an operating statement the way an owner does.

He holds a B.S. in Accounting, magna cum laude, from St. Cloud State University and worked as an IT and assurance auditor at PricewaterhouseCoopers. As a director of the Care Providers Workers Compensation Fund, he oversaw financial management and risk. Clients get careful attention to the numbers behind every offer: financing, cap rates, closing costs, and what a property will really cost to own.

Matthew is a U.S. Army and Minnesota National Guard veteran who served as platoon leader, executive officer, and company commander, and was an Honor Graduate of the Infantry Officer Basic Course, finishing in the top five of 220. He has lived and worked in Florida from Jacksonville to Naples and Fort Myers, and now calls Apollo Beach home.
